How thermal imaging actually works for leak detection.It's not magic — it's physics.

Water (especially water leaking from hot lines) changes the surface temperature of whatever it's touching — drywall, tile grout, subfloor, ceiling material. The change is invisible to the naked eye but obvious on a thermal camera, which reads infrared radiation and converts it to a color-coded image. Cold spots show one color, hot spots another, the rest shows the room's ambient.

We use professional-grade FLIR thermal cameras — not the consumer phone attachments. The resolution and sensitivity matter a lot for actually finding a small leak. With pro gear, we can scan an entire bathroom or kitchen ceiling in 2-3 minutes and immediately see where moisture is.

Yes — thermal imaging detects the temperature differential behind tile, drywall, paint, and most surfaces. Tile and grout can mask visible signs but not thermal.
